restor3d, a leading medical device company and additive manufacturer specializing in 3D-printed orthopedic implants, pursued the comprehensive upfit of its new RTP headquarters and manufacturing facility, giving the company plenty of space to grow. Located at the Park Point life science development in Durham, restor3d’s 50,0000 square foot headquarters has the capabilities to design and automate the manufacturing process of personalized medical devices in-house with the support of Artificial Intelligence and machine learning.

restor3d’s headquarters includes over 50,000 square feet with almost a 50/50 split between dedicated office and manufacturing space.
restor3d’s office suite required a full interior up-fit of a first-generation space and includes a reception area, a large open office area, numerous meeting and conference rooms, and an expansive break area with a bar and lounge. The office space also contains an R&D area with an adjacent cadaver lab.
The new headquarters for restor3d includes a cadaver lab for storing human test specimens, which supports the research and development lab’s goal of advancing 3D printing technologies in the medical device industry.
The 25,000-square-foot medical device manufacturing facility was designed and constructed to support a machine shop and multiple printer rooms outfitted with advanced 3D printing equipment worth millions of dollars. Additional support spaces include raw material storage, powder and resin mixing rooms, clean rooms, a quality assurance room, inventory storage, and an employee break area with a locker room.
Barringer worked closely with the design and engineering team to save restor3d a combined $1.15 million. The largest of these cost-saving solutions was found by bringing in an expert from Texas who specializes in fire suppression systems with explosive chemicals. His evaluation determined that the specified fire suppression system was not needed if UL fire-rated ceilings and sealed openings were used in the printer and powder rooms, saving nearly $700,000.
Throughout construction, anywhere from three to five other general contractors were working on-site on projects with various timelines and key milestones to meet to stay on schedule. Daily huddles were held to keep all parties informed of the planned construction activities, providing an opportunity for collaboration on material and manpower access and safety.

Selecting a new home to grow medical device research and development

Seeking a site to support business growth and innovation, restor3d selected a newly developed 100-acre Park Point life science and creative campus at Research Triangle Park to call its new home. The company occupies 23,000 square feet of office space on the first floor of the Edge West building and another 25,000 square feet of manufacturing space at the Grid building. The first-generation buildouts of these spaces include an open office with employee workstations, multiple meeting rooms, a break area, a cadaver lab, a state-of-the-art research and development lab, and a medical device manufacturing space. The manufacturing facility is outfitted with cutting-edge 3D bioprinting technologies requiring a specialty fire suppression system and dust collection system to safeguard their equipment and products.

Savings Through Value Engineering

During pre-construction, our team collaborated closely with the design team to achieve substantial cost savings for restor3d, totaling $1.15 million. This included $950,000 saved in the manufacturing space and an additional $200,000 in the office area. These savings were achieved without compromising the space’s quality, design integrity, or overall functionality, ensuring restor3d’s new facilities are cost-effective and high-performing.

Minimizing disruptions to adjacent tenants and other contractors working on-site

As a brand-new development, Park Point was hopping with activity throughout the construction of restor3d’s facility. Multiple other general contractors were on-site conducting work at the same time, which created a unique situation for collaboration to solve issues related to material and manpower access and safety. Other tenants were also moving into their spaces and becoming operational while construction was ongoing, including a tenant directly below restor3d’s office, which operates a vivarium lab housing highly sensitive and highly expensive test rodents. The construction team met with the tenant and their general contractor to ensure we thoroughly understood the sensitivity requirements and timeline for their move-in to the vivarium. These risk mitigation measures allowed for construction to be completed without impact on the below tenant’s valuable animals or operations.
