An “all in, all win” journey to consolidate and unite a mortgage company’s Carolina workforce

Founded at the onset of a recession, RoundPoint Mortgage was born out of a drive to disrupt the mortgage industry. Previously scattered across a disparate group of buildings in a suburban office park, the company wanted to embark on a transformational journey to consolidate all Carolina employees into a single location. RoundPoint’s new Fort Mill headquarters occupies three floors and 150,000-square-foot of build-to-suit commercial office space. It is an inspired workplace that reflects their culture, pays homage to their disruptive legacy, and allows their “all in, all win” mantra and competitive spirits to flourish. It’s where work, fun, and pioneering happen.

RoundPoint Mortgage relocated its headquarters into a newly up-fitted first-generation, three-story build-to-suit commercial office space in Fort Mill, South Carolina.
Previously located within a suburban office park, RoundPoint desired to consolidate all Carolina employees into a unified single location.
By engaging trade partners early, we were able to complete the entire submittal process and release long-lead-time products and materials prior to construction starting.
To ensure the project remained on schedule, our project management team held regular coordination meetings with key subcontractors and the design partners throughout the life of the project.
The entire project team began collaborating early in the process to detect cost-saving opportunities. Through this early engagement, we identified potential issues during the SD and DD drawing phases that helped deliver a cost savings of 20% to the client upon completion.

Creating a space that embodies company culture

A high-energy workplace designed around collaboration and connectivity, RoundPoint’s new headquarters allows the young company’s curiosity and competitive drive to flourish. This multi-floor office upfit includes new private offices, conference rooms, training rooms, breakrooms, and elevator lobbies. It was a top priority to provide spaces for gaming, play, and connection with team members. At the central area of each floor, shared amenity spaces with focus on collaboration anchor the “heads down” work environments to either side of this core.

Adding personality one design element at a time

The building’s design reflects the client’s vision, with an interconnecting stair in a bright lobby promoting connectivity and collaboration. Rich, deep colors contrast with bright, open spaces to energize the workplace. The strategic layout and thoughtful design create a cohesive, functional space from the C-Suite to the contact center. An open atrium defines the social zone, while dichroic film and directional lighting enhance daylight and movement. Wood flooring, neutral tile, and muted tones balance and tranquilize productive areas.
