A fresh new look to the 100 block of Fayetteville Street in downtown Raleigh

The 150 Fayetteville building, originally completed in 1990, has long since served as a cornerstone of Downtown Raleigh. Despite its prominent location, the building and its neighboring storefronts on 121 Fayetteville faced challenges in attracting retailers and restaurants, as the lingering effects of COVID-19 left the once-thriving tower struggling to regain its momentum in a post-pandemic market. To restore the vibrancy, a strategic effort to refresh and revitalize the building and surrounding neighborhood focused on completely transforming the lobby, exterior elements, and the adjacent storefront spaces.

The building’s 8,000-square-foot lobby underwent a complete redesign to create an elevated, contemporary atmosphere. New entrances enhanced accessibility and curb appeal while incorporating modern finishes that reflected the vibrant, upscale vision for the space.The renovation extended to 6,600 square feet of retail spaces across the street at 121 Fayetteville, including reimagining the existing traditional storefronts by adding glass facades and operable windows. This allowed for a seamless indoor-outdoor experience, making the space versatile and appealing to a diverse range of prospective tenants.

Fostering opportunity and growth in the Triangle

The impact of this project has been significant for the Triangle as a whole. Not only did the improvements allow the client to fill all retail spaces successfully, but it also revitalized the entire 100 block of Fayetteville Street, seamlessly enhancing its connectivity to the Capital Grounds and fostering a dynamic flow between Downtown Raleigh’s historic and modern landmarks. This revitalization has attracted new tenants, re-established 150 Fayetteville as a cornerstone of Raleigh, and created a thriving, community-centered destination. Most importantly, the renovation will help spur increased economic growth, ensuring Downtown Raleigh’s continued prosperity for years to come.
