In July 2021, a global technology company opened its five-floor, 186,000-square-foot expansion to support a new emerging technology team in Morrisville, North Carolina. A thoughtful, research-driven approach aimed at aligning the physical work environment with business requirements, employee well-being, and the local community transformed a dated office building into a high-tech, adaptable workplace with a hospitality feel sure to aid in attracting and retaining diverse talent in the competitive RTP market.

The building is equipped with a secure access control system, smart monitors, extensive A/V equipment, room reservation software, a frictionless point-of-sale system, digital signage, EV charging stations, and more.
Server and bench labs were added to the existing building to support the group’s business functions. Each lab required the installation of its own cooling, power, and data configurations.
The project includes over 200 high-end, unique finishes that were meticulously tracked during procurement and installed by quality, experienced craftspeople on site.

The company’s extensive corporate workplace standards were adapted to the local business to create zoned, fully networked team-based office areas with homelike amenity spaces and working labs that support a wide range of work styles, tasks, and functions all in a flexible work environment equipped with world-class technology.

Building relationships beyond everyday construction

Representatives from the client user group were engaged in the project every step of the way. A robust project communication plan with regular newsletters, town hall meetings, and events to celebrate construction milestones helped build excitement for employees and ease their concerns.

DEMO DAY PARTY

Employees particularly had a blast during the Demo Day Party, where they each had a chance to sport PPE and put their sledgehammer “slugger” arm to work to take part in demo-ing a wall in celebration of the start of construction.

Phasing construction to stay on schedule

With the goal of moving people into the building as soon as possible, construction had to move quickly with a four-phase approach that allowed 350 people to occupy floors 4 and 5 within a year’s time while the other three floors were completed in subsequent phases within the following year to accommodate their fast-growing team.

Schedule management

Even significant late-stage scope changes during phase 1 of construction didn’t faze the nimble team (you know, just the addition of a few large, very specific, high-tech labs…no big deal). Through a true team effort, they were able to quickly pivot and devise a strategy to accommodate the additional scope without sacrificing the design intent or undertaking any major structural changes or modifications to the footprint of the building that would have delayed the schedule.
